Hard money for Chicago investment property
We look at 2-flats, frame houses, and small apartment buildings, and we want the same numbers the other pages ask for.
This page is for investment property in Chicago. Nearby suburbs with the same stock can use it too, as long as you write the city name in the form and do not leave us guessing from a neighborhood nickname.
A 2-flat in Pilsen and a frame cottage in Portage Park take the same form. Those are examples of the buildings, not a list of preferred blocks, and either one still needs a street address, a price or value, a rehab budget, and an exit.
Small apartment buildings belong here too. Put the unit count in the note. Six units is a different review than a cottage, mostly because the exit and the work are larger, not because the form changes.
The loan is still either a fix-and-flip or a bridge. Terms are not listed on this page, because they wait on the address. If the property is outside Chicago and its near suburbs, use the Illinois page and name that city.

- Are those neighborhoods the only places you will look?
- No. Pilsen and Portage Park are examples, not a list of preferred blocks. Send the Chicago investment building you actually have.
- What about a condo?
- Put the association and the unit number in the note, and say you will not occupy it. A condo is not an automatic no. It is also not an automatic yes.
